Block Property Manager - Redhill

Are you a proven Residential Block Property Manager or Assistant Property Manager seeking a new challenge with leading employer?

Our leading Property Management Company based near Redhill is recruiting for a Block Property Manager to join the team on a permanent basis. Working within a growing and vibrant team, you will help manage a portfolio of blocks on the local Surrey and South London areas.

Duties Include:

* Overseeing and managing a portfolio in accordance with regulations
* Supporting the team and management to ensure full professional property management services for clients
* Ensure portfolios are proactively managed in accordance with the terms of management agreement /SLA.
* Contributing to company targets of income and service delivery.
* Managing leaseholders enquiries - face to face, written or over the phone
* Responding to correspondence/emails including those from Directors, lessees and tenants
* Plan and attend residents AGMs and directors meetings - ensure actions are completed
* Correspond with Lessees/tenants/letting agents in relation to any matters which may contravene the terms of the lease
* Draft and prepare Service charge budget in accordance with the terms of the leases and Transfer; and issue draft budgets prior to the year end to Directors for consideration and approval
* Monitor expenditure to ensure sufficient funds are available to cover all necessary repairs/works
* Advise all lessees and/or tenants of impending works
* Monitor and manage contractor performance

Experience Needed:

* Proven understanding of Residential Property Management
* Proven current legislation understanding
* Professional
* Motivated and career minded
* Ability to work under pressure when needed
* Driver
