Title: Residential Concierge - £22k (single rate for any overtime. Double time for BH cover)

Reports To: Concierge Manager/Property Manager

Based At: Kingston-upon-Thames

Hours: 4 days on 4 days off. 7am to 7pm

Holiday: 20 days holiday pa. If you work bank holidays get a day off in lieu and time and a quarter

Job Purpose:

To provide a safe and compliant environment for residents and visitors.

To monitor persons entering the buildings and provide advice and assistance to residents and visitors.

Key Responsibilities and Accountabilities:

1 To provide and control a key and parcel holding service when requested and to keep a log.
2 To patrol the estate and provide a visible presence throughout the shift and report/log any issues as appropriate.

1 To maintain a logbook of all incidents, requests and instructions ensuring that the necessary information is passed to the relevant persons.
2 To monitor CCTV and raise any issues as necessary to the police.
3 To deal with fire alerts in accordance with in-house procedures and undertake weekly fire alarm tests logging results and advising of faults (training is provided).
4 To liaise with the managers of the Commercial units ensuring there are no breaches of their operating conditions, particularly in respect of noise and unsociable behaviour keeping a log of conversations.
5 To assist with all reasonable requests for information on local services, events and theatre information.
6 To monitor any breaches of car parking regulations reporting any illegally parked or abandoned vehicles and if necessary report to the Property Manager.
7 To try and resolve any unnecessary noise and disturbance issues from flats or commercial units and report to property Manager, keep a log of events.

1 To report unlawful behaviour to the Police and other agencies.

1 To try and prevent any breach of the conditions of the lease (commercial units and residents) where reasonably practical. Refer matter to Property Manager if appropriate.

1 To monitor the standards of cleanliness of the estate and report to the Concierge Manager/property Manager any items that require addressing.

1 Carry out such duties as requested by the concierge manager to ensure the best support service is provided to the occupants of Charter Quay.
