My client is currently seeking an experienced Facilities Manager for their Stroud based Offices. This position is based with a company who are renowned internationally and is an exciting environment to work.

Reporting to the Operations Manager the Facilities Manager will play a key role in ensuring that the buildings and the studio environment across the Gloucestershire area are maintained to the highest possible standards and that all facilities are managed and maintained in-line with operations & maintenance guidelines, warranties, best practice and legal requirement.

KEY AREAS OF RESPONSIBILITY:

Building Operations



* To supervise the day-to-day operation of plant and equipment of Studio and other Gloucestershire sites, responding to alarms and breakdowns accordingly. Systems on-site include underfloor and space heating, lighting, fire detection, security alarms, CCTV, fire shutters, backup battery systems, refrigeration and freezers, drainage & sewage systems and some specialist plant.
* To supervise the BMS and other building control systems and carry out regular plant & equipment checks as required by the operations & maintenance regime.
* Oversee the cleaning of the building through a full-time cleaning post, supplemented by contract cleaning as required ensuring that the Studio is presented to a high standard at all times.
* Ad-hoc day to day and seasonal maintenance of the building and grounds as required.
* Any other reasonable tasks as requested by management to support the efficient and safe operation of the studio.

Planning, Budgeting & Reporting



* Develop an integrated servicing and maintenance schedule for the building and systemmatically work to achieve the plan using contract maintenance organisations, local tradesmen and internal resources.
* Using detailed technical knowledge of all plant, equipment and finishes across all sites, ensure sufficient support arrangements are in place to keep buildings maintained and operational in accordance with manufacturers recommendations.
* Support the quarterly budgeting process for building maintenance and upgrade.
* Track expenditure against the budget.
* Provide management reports from time to time when requested by senior management. Contract Management
* Review the existing FM suppliers and work with the Head of Procurement in securing the services of the best contract maintenance, cleaning and servicing solutions through a competitive tender process.
* Support the development of supplier contracts and manage the procurement of all building maintenance activity, tracking committed and invoiced spend against a maintenance budget for the building.
* Manage the quality of work carried out by suppliers and support the Head of Studio Operations with any disputes arising.
* Supervise and manage contractors, controlling permits to work and risk assessments, ensuring that all work is carried out to a high standard, safely and in line with organisational procedures.
* Ensure the Operations and Maintenance Manuals are kept up to date and distributed to the relevant parties and that any building changes are incorporated into the baseline manuals and reissued.

Statutory Compliance



* Working closely with the Health & Safety Manager, ensure regular emergency equipment checks including fire and intruder alarms, emergency lighting and fire extinguishers are completed.
* To maintain all statutory documentation relating to facilities, including risk assessments, fixed asset register, Health and Safety policy, accident book and the fire safety log.
* Arrange the annual PAT testing (personal appliance electrical testing).

Building Projects



* Anticipate future developments with the building, its grounds infrastructure, décor and other features in advance, ensuring that adequate planning and budgetary provision is made for the maintenance and repair works and that continuity of service is maintained.
* Establish plans and budgets for minor building alterations and once approved, building these works into the building work plan
* Work with senior management to develop any major capital expenditure projects

Skills and Experience

Essential



* A qualified building-management / building-services engineer, with an electro-mechanical bias
* Experience of operating Building Management Systems
* Experience of working in a high-spec building maintenance environment supporting a high quality justin-time production facility or equivalent
* Skills in developing an integrated maintenance schedule and minor projects schedule and a track record of effective management to that schedule and achieving demonstrable results
* Experience of establishing budgets and managing works to a schedule and a budget.

Commercial acumen - experience of supporting contracts and procurement.



* Knowledge of UK building statutory requirements including security, fire safety, environmental management, health and safety and contractor management.
* Ability to communicate well with other departments and building users.
* Ability to work unsupervised
* Ability to work at height
* Willingness to demonstrate a hands on and pro-active approach to the role

Desirable



* Building experience
* Good administration skills
* Fork lift & Scissor lift licence
* Harness / Mansafe system trained
* IOSHH Managing Safely Trained or equivalent
* First Aid qualified
