• This position’s responsibility is to implement and manage the company’s estimating, purchasing and construction management systems, to provide complete and accurate budgets, provide the sites with timely, complete, organized and cost-effective materials, labour and sub-contractors in accordance with the project budget and schedule.
Responsibilities:
• Review preliminary specifications. Manage design constraints, project specific and subcontract specific budgets, change orders, schedules, purchase orders, cash flow forecasts and cost reporting
• Tender all known scopes of work, while managing tender process and RFQ’s
• Make recommendations for alternative pricing or product selections to keep direct construction costs down and to maximize the cost to value ratio
• Work with Site Supervisor to review preliminary plans for feedback with regards to cost & design, job scope, schedule and budget
• Consult with engineers and architects on design issues and change orders
Implementation
• Develop and maintain a detailed project schedule
• Execute construction project as per plan with ability to make decisions on behalf of Kang & Gill Construction Ltd. with good intent.
• Maintain trades and vendor relations and preferred bid list
• Review competitive tenders and bids
• Ensure complete and accurate construction drawings
• Obtain Building Permit
• Review Two Week Look Ahead Schedules, Extra Work Orders, Invoices, Daily Site Reports, Insurance Documents & Safety Forms
• Issue Purchase Orders and Subcontracts
• Maintain current knowledge of local building codes, zoning and safety regulations
• Ensure site follows all WorkSafe BC requirements
• Verify invoices are in accordance with quotes and budgets
• Ensure a final deficiency list is created prior to the Pre-closing walk through
• Develop Operations and Maintenance Manuals
• Participate in walk-throughs with the Site Supervisor and obtain sign-off before closing
• Participate in post-construction analysis of each project after all costs are recorded. Recommend how we can improve upon the process
• Attend and actively participate in regular Site Supervisor Meetings, training courses and corporate functions.
• Contribute agenda items for Site Supervisor Meetings to lead the construction team on certain challenges and issues
• Provide strong leadership and motivation to all parties working on site and set a positive work environment
Work Schedule:
The Construction Project Manager works a flexible schedule of full-time work and is required to be available on short notice in the best interest of the company outside of normal business hours on occasion. There are requirements to travel, as well as working both evenings and weekends when appropriate and beneficial to their job responsibilities.
