Are you an experienced Building Surveyor, seeking a new challenge in the Chippenham area?

My client has an excellent opportunity for a Building Surveyor to join their Property Team on a permanent basis.

Reporting into the Senior Building Surveyor, the successful candidate will provide key support delivering a varied Surveying service.


This role will assist with delivering the following:

* c.£2m+ capital fit-out projects a year;
* critical maintenance and repair projects;
* property acquisition technical due diligence;
* proactive dilapidation mitigation during occupation;
* negotiation of dilapidation claims on lease expiry;
* Support the wider Property Team with the day-to-day management of c.50 leasehold sites across UK&I;
* Support business development activities and engagement with clients.

* Manage and supervise contractors to deliver minor work projects, including: -

* Agreeing scope of work, programme and budget with internal business clients;
* Overseeing instructions and negotiation of contracts;
* Compliance with Construction Health & Safety Regulations;
* Statutory compliance - building regulations, town planning, fire, environmental;
* Building defects and faults diagnosis.

* Supervise and work with key third party providers and consultants to ensure tasks are managed efficiently and effectively;
* On consultant lead large capital projects attend meetings and report back to the Senior Building Surveyor on cost control, programme, contractual issues, project changes, build quality, statutory compliance, health & safety matters, risks and opportunities;
* Carry out schedules of conditions, surveys and feasibility studies (with support as necessary);
* Start developing own relationships with preferred suppliers regionally and nationally, both internal and external;
* Assist the Property Team in the process of preparing budgets and other property information required by other business functions and departments;
* Support and contribute to the technical review of third party documents (i.e. due diligence, dilapidation assessments, schedule of conditions and leases) to support the Property Team and communication with the wider business.


* Working towards or membership of a professional body, i.e. CIOB or RICS or have appropriate experience.
* Experience in managing contractors (minor works) and knowledge of CDM Regulations.
* Confidence to question and challenge contractors and consultants.
* A proactive approach to dealing with problems.
* Confidence with IT systems particularly Microsoft Office and a basic understanding of CAD.
* Willingness to travel across the UK&I property portfolio.
