Head Porter (Live in) - £25,000 - Kensington Area

A leading housing company has an exciting position for a proven Head Porter to contribute positively towards their vibrant team in Kensington Area.



* Permanent role
* £25,000 salary
* Large 2 bedroom flat provided + bills paid for
* Full time - 8am - 5pm Monday to Friday
* Including Saturdays, Bank Holidays, and cover.
* Management of 4 on-site staff
* Excellent working environment with driven and motivated workforce
* NOTE: Ideally need someone to start this role on 1st October, with hand over period.

This role is a very varied position, some of your duties will be (please read carefully):



* Responsible for the effective and efficient management of the development, delivering effective service levels, and acting as the Client and Managing Agent's representative towards Lessees and residents as appropriate, ensuring all areas aspects of the development are fully presentable, serviced and properly maintained.
* Utilising the staff, contractors and other resources available the highest quality of management, commensurate with the requirements imposed on the Landlord and Lessees.
* Direct liaison and communication (ensuring high levels of customer service) with residents, identifying areas of concern, issuing correspondence (on behalf of Client & Managing Agent) and resolving day to day management and maintenance matters.
* When contact is made with Residents of the property, such contact must be carried out in a courteous and polite manner, particularly bearing in mind that you are acting as a representative of the Landlord of the property. You must always be willing to assist residents with their problems and affect adequate liaison between residents, the company and the managing agents.
* You will ensure all Health & Safety obligations and duty of care are met effectively, and that all routine checks are in place and carried out (to include regular auditing)
* Security at the property is of utmost importance. If you have any doubts in this regard, it is your responsibility to bring to the managing agent's attention any improvement which you feel could be made to the existing measures.
* Provision of effective response to emergency queries out of normal working hours (including evenings and weekends) to include attending site, if necessary to handle the emergency
* Train, manage, and monitor team of porters, including completing time-sheets that are checked and signed by you. If they are unable to deliver a correct service, you must inform the managing agent and explore correct action to be taken.
* You are responsible to cover for the temporary absence of any porter by reallocation of duties and by your own participation as necessary.
* You must carry out daily checks to see that all services, fire alarms, lifts, communal heating, security systems, doors, etc. are in good order and report any disrepair to the managing agent/contractors responsible, whereupon a servicing repair can be arranged. In respect of minor damage, you should arrange for rectification of faulty parts.
* Overseeing the overall cleanliness of the common parts including the garden/grounds, managing contractors to ensure the best work done. Managing agent will conduct regular inspection of the property to ensure the highest level of cleanliness are adhered to. This is a major priority.
* Make aware to the Managing agent any and all repairs that need to be undertook on the building at the earliest possibility, and make recommendations for repairs in a detailed report.

* A good level of education to 'A' level/NVQ Level 3/4 standard or equivalent
* Membership of IRPM would be an advantage
* Previous Senior Level experience in Residential Block Management (or relevant)
* 3 years experience in management position is essential
* Experience of working with RMC's, RMT co. and Resident Associations
* Knowledge of Section 20 process
* Strong leader, with excellent communication skills
* Take pride in appearance, and always conduct yourself in a professional manner
* Be helpful, with outstanding customer service
* Be customer orientated
* Previous experience
* Immediately or short notice availability
