Land Buyer - Residential Developments - Leading Developer

Are you in a Land Buyer with an expertise in the Residential sector? Wanting to advance where you are today? Wanting to work for a company that see's you as an employee and not just a number? Working for a region which is expanding?

Location: Bristol

Responsibilities:



* Appraise and identify new land opportunities and Joint Venture opportunities for development in line with the groups business plan
* Propose acquisition strategies with strong commercial acumen and present development opportunities to senior colleagues for approval
* Formulate and manage offers, co-ordinate investigations, negotiate with local authorities, agents and lawyers
* Procure technical, ;legal and development information to instruct internal and external parties to appraise site opportunities and constraints
* Lead proposals from inception to consent
* Work closely with the pre-construction, commercial, sales and affordable housing teams and external consultants, monitoring site progress through to consent
* Negotiate the legal agreements, including JV's, with lawyers and third parties
* Implement all internal procedures including providing accurate and articulate reports in line with governance/procedural requirements

Requirements:



* Educated to a minimum of Degree standard or with suitable alternative experience (Desirable)
* Ideally a member of a professional body e.g. RICS
* Experience and demonstrable track record in successful land acquisition, ideally including joint ventures, utilizing a range of structures and proposals
* Commercially astute and credible in a highly competitive market
* Skilled in appraising land opportunities and producing cogent financial proposals
* Able to operate in a corporate environment
* Organised and methodical with a eye for detail
* Understands the residential planning environment and has led projects through the planning process
* Persuasive and strong negotiation skills
* Computer literate and able to use Excel, Word and PowerPoint to a good standard.
* Highly numerate with the ability to undertake residual valuation for land appraisals and undertake comparable sales valuations

* Well organised, diplomatic, proactive, assertive and well-disciplined
* Excellent customer service, communication and client/external interface skills
* Excellent communication and presentation skills both written and verbal.
* A track record of working with teams and managing projects by prioritising workloads and delivering to deadlines
