Senior Property Surveyor - North Tyneside

An exciting opportunity has arisen for a professional surveyor to work within the Technical Services Partnership in the North Tyneside area, as a Property Surveyor.

The successful candidate will have the opportunity to join an established Property team, to take a positive approach to the management of their core operational and commercial estate in order to maximise returns, stimulate economic activity and assist in achieving clients regeneration objectives.

This is a permanent role, to start as soon as possible.

The salary is between £40,000 and £45,000 per annum, depending on qualifications and experience.

Key Responsibilities

* Maximising the performance of the client's non-operational portfolio over a range of property types, particularly Local Authority industrial estates
* Providing advice on property budgets and service charges on the non-operational estate
* Providing Landlord and Tenant advice on a range of property types.
* Delivery of statutory Asset Valuations for accounting purposes.
* Provide a professional property service in relation to the management, acquisition and disposal of property and property related interests to the core client and additional external clients
* Undertaking negotiations with public and private sector owners and developers.
* Undertaking land and property valuations and disposals for a wide range of purposes.
* Ensuring the delivery of Key Performance Indicators
* Writing and presenting reports, and attending key client meetings including Cabinet and Strategic Property Group as required.

Essential Experience/Skills

* Professional qualifications including a degree in a property or related discipline, and a Member of the Royal Institution of Chartered Surveyors (RICS) or eligible to complete the APC to obtain membership.
* Experience of working in a property office environment.
* Experience of the key issues and processes relating to property management
* Ability to survey land and property and to produce accurate plans
* Knowledge of Landlord and Tenant processes and Case Law.
* Experience of property marketing.
* Capable of interpreting Leases, deeds and other Property Agreements
* Knowledge of a wide range of valuations methods and purposes
* Able to present written and verbal reports to clients.
* Strong prioritisation and time management skills; able to meet deadlines.
* Computer literate with an understanding of valuation, GIS and asset management databases
* Good communication skills and the ability to work in a busy environment as a member of a team with a positive, enthusiastic attitude to work.
* The ability to exercise own initiative and to demonstrate a self-motivated and confident approach
* Confidence in client-facing situations, able to influence and convince
* Must possess a full driving licence

Desirable Experience/Skills

Ideally the successful candidate will be able to demonstrate:

* Experience of operating in a Public Sector Property Services environment.
* Experience of service charge processes and administration.
* Experience of providing capital valuations on commercial and residential properties.
* Eligible for the RICS Valuer Registration Scheme.
* You will have excellent communication skills, enthusiasm and determination

Package offered

* 37.5 hours a week, working Monday to Friday
* Annual leave; 23 days plus Bank Holidays, increasing with length of service.
