Key Responsibilities 1. Project Planning & Execution ● Oversee end-to-end construction activities for high-rise or villa projects from concept to handover. ● Develop detailed project plans, timelines, and resource allocation plans. ● Ensure strict adherence to milestones, budgets, and quality standards. ● Review architectural, structural, and MEP drawings and coordinate timely internal/external approvals. 2. Leadership & Team Management ● Lead Project Managers, Engineers, Site Heads, QS, Contracts, and Safety teams. ● Provide guidance, mentorship, and capability development. ● Promote a culture of safety, accountability, and high performance. 3. Quality, Safety & Compliance ● Enforce quality control measures and conduct periodic site audits. ● Ensure compliance with statutory norms, environmental laws, and safety standards. ● Implement advanced construction techniques and best practices. 4. Budgeting & Cost Control ● Prepare budgets, cost forecasts, and cash flow requirements. ● Monitor expenditures, variation orders, and contractor/vendor bills. ● Ensure cost efficiency without compromising quality or timelines. 5. Vendor & Contractor Management ● Evaluate, appoint, and manage contractors, subcontractors, and suppliers. ● Lead tendering, contract negotiations, and procurement processes. ● Ensure timely delivery and performance adherence by all partners. 6. Coordination & Communication ● Liaise with consultants, architects, MEP teams, and government bodies for technical reviews and approvals. ● Coordinate with Sales, CRM, Finance, and Senior Management for project updates. ● Present progress reports, risks, and recommendations to top management. 7. Risk Management ● Identify risks related to timelines, cost, safety, compliance, and quality. ● Implement mitigation strategies for all phases of construction. ● Maintain contingency plans for critical project activities. 8. Handover & Post-Construction ● Ensure timely project completion, snag-free handover, and quality audits. ● Support customer service teams with post-handover technical issues. ● Conduct project evaluation and document learnings for future improvement. 9. Liaisoning & Statutory Approvals ● Manage end-to-end liaisoning with government authorities such as GHMC, HMDA, DTCP, RERA, PCB, Fire Department, Airport Authority, Electricity/Water Boards, and other regulatory bodies. ● Ensure timely approvals for Building Permits, Commencement Certificates (CC), Occupancy Certificates (OC), Fire NOC, Environmental Clearances, Height Clearance, RERA Registration, and other statutory requirements. ● Coordinate with land, legal, and technical teams for land documentation, mutation, title clearance, CLU/land conversion, and compliance. ● Address government inspections, notices, and regulatory queries promptly. ● Maintain strong relationships with key government officials to ensure smooth execution of projects. ● Stay updated on changes in building laws, environmental norms, and local regulations to guide internal teams.
