- Risk Assessment: Evaluating the 4 C's of lending: Capacity (ability to repay), Capital (assets), Collateral (property value), and Credit.
- Decision Making: Issuing final decisions on loans (Approval, Suspension, or Denial) based on investor guidelines (Fannie Mae/Freddie Mac, FHA, VA).
- Conditions Clearance: Reviewing and signing off on outstanding conditions (e.g., proof of insurance, updated pay stubs) before loan closing.
- Regulatory Compliance: Ensuring all loans adhere to federal and state regulations, such as TILA. and Real Estate Settlement Procedures Act (RESPA).
- Experience: Proven experience in US residential mortgage underwriting, often requiring 1–3 years or more.
- Knowledge: Strong understanding of FHA, VA, USDA, and conventional loan guidelines.
- Technical Skills: Proficiency in Automated Underwriting Systems (AUS) like Desktop Underwriter (DU) or Loan Product Advisor (LP), and Loan Origination Systems (LOS).
- Analytical Abilities: High attention to detail with strong income calculation and debt-to-income (DTI) ratio analysis skills.
